Maintenance Technician

Job Overview:Reporting to the Property Manager, the Maintenance Technician is responsible for maintaining the interior, exterior, and systems of the apartment community. This includes repairs, preventive maintenance, and ensuring a safe, clean, and well-functioning property. The technician must supply their own basic tools.
Responsibilities:
Respond to resident maintenance requests in apartments.
Install and repair appliances, HVAC units, plumbing, and basic electrical systems.
Perform preventive maintenance (filters, condensate lines, chimneys, etc.).
Complete turnover maintenance for vacant units, including painting and cleaning.
Inspect property (vacant units, roofs, parking lots, lights, grounds) and report issues to the Property Manager.
Maintain grounds, remove bulk trash, and handle snow removal (except where contracted).
Assist Property Manager with subcontractors, evictions, and occasional court testimony.
Maintain organized shop and complete purchase orders for supplies.
Ensure compliance with fair housing and safety regulations.
Provide 24/7 on-call emergency response.
Requirements:
High school diploma or equivalent.
At least 1 year of related maintenance experience (multifamily preferred).
HVAC certification preferred.
Knowledge of basic electrical, plumbing, HVAC, and appliance repair.
Ability to lift 50 lbs., climb ladders, and perform physical work.
Valid driver’s license, insurance, clean record, and reliable transportation.
Must own basic hand tools.
