JOB DESCRIPTION
Mobile Building Engineer / Maintenance Technician - Industrial Asset Services
Partner with multiple Property Managers to prioritize maintenance activities, inspections, repairs, and operational needs
Effectively manage competing priorities across multiple properties while maintaining a high level of customer service
Maintain regular communication with Property Managers regarding building conditions, tenant concerns, vendor activity, emergency situations, and project updates
Represent professionally while interacting with tenants, vendors, clients, municipal officials, inspectors, and ownership representatives
Building Maintenance & Preventative Maintenance Perform routine building maintenance, preventative maintenance, troubleshooting, diagnostics, and repairs throughout an assigned portfolio of industrial warehouse and distribution facilities
Complete general building maintenance including doors, door hardware, overhead doors, lighting, ceiling tiles, drywall, painting, plumbing fixtures, weather stripping, caulking, locks, minor carpentry, signage, and general building upkeep
Perform routine filter changes, lubrication, battery replacement, and other preventative maintenance tasks as assigned
Inspect, maintain, troubleshoot, test, calibrate, and perform minor repairs to building equipment and systems within the scope of training and company policy
Maintain mechanical rooms, electrical rooms, janitor closets, storage areas, and workspaces in a clean, safe, and organized condition
Assist with seasonal maintenance activities including snow removal, ice control, storm preparation, and storm recovery
Maintain maintenance supplies, tools, equipment, and inventory in a clean, organized, and operational condition
Identify operational efficiencies and preventative maintenance opportunities that help reduce long-term operating costs while protecting the asset
Communicate repair status and operational concerns to the Property Managers
Property Inspections & Asset Management Conduct routine inspections of industrial warehouse properties including warehouse areas, office spaces, building exteriors, roofs (visual inspections), loading docks, dock levelers, vehicle restraints, overhead doors, man doors, parking lots, sidewalks, fencing, gates, site lighting, signage, mechanical rooms, electrical rooms, fire pump rooms, sprinkler riser rooms, landscaping, retention and detention basins, stormwater facilities, catch basins, vacant suites, and common areas
Perform roof inspections to identify ponding water, membrane damage, flashing deficiencies, clogged roof drains, debris, visible leaks, and other maintenance concerns
Monitor the overall appearance and curb appeal of each property
Identify maintenance deficiencies, deferred maintenance items, safety concerns, code deficiencies, ADA concerns, and capital improvement opportunities
Document inspection findings utilizing photographs, mobile inspection software, and detailed inspection reports
Serve as the eyes and ears of the Property Management team by proactively identifying issues before they become larger operational concerns
Monitor vacant suites to ensure they remain clean, secure, market-ready, and properly maintained
Assist with property transitions, acquisitions, lender inspections, insurance inspections, municipal inspections, ownership visits, environmental inspections, and special projects
Tenant Service & Vendor Coordination Respond promptly and professionally to tenant service requests and maintenance work orders
Deliver exceptional customer service while building positive relationships with tenants, vendors, clients, and ownership representatives
Coordinate and oversee third-party vendors performing HVAC, electrical, plumbing, roofing, fire alarm, fire sprinkler, landscaping, paving, janitorial, dock equipment, overhead doors, security, pest control, and other specialized services
Meet vendors onsite, provide building access, escort contractors as required, monitor work progress, verify completed work, and document deficiencies
Assist Property Managers by documenting existing conditions, obtaining field measurements, supporting repair proposals, and coordinating capital improvement projects
Follow up on completed work to ensure quality and tenant satisfaction
Technology & Reporting Utilize mobile property inspection software to complete property inspections and documentation
Complete digital work orders, preventative maintenance logs, inspection reports, equipment histories, and daily activity reports utilizing smartphones, tablets, and CMMS software
Upload photographs documenting property conditions, completed repairs, and maintenance deficiencies
Utilize Microsoft Outlook, Teams, Excel, Word, Building Management Systems (BMS), and client-specific software for communication, scheduling, reporting, and documentation
Maintain accurate electronic maintenance records, equipment histories, and inspection documentation
Effectively communicate with Property Managers throughout the day using digital technology and mobile applications
Emergency Response & On-Call Responsibilities Participate in an after-hours, weekend, holiday, and rotating on-call schedule
Respond to emergency situations including water leaks, flooding, roof leaks, fire alarm activations, sprinkler system issues, power outages, storm damage, dock door failures, security concerns, hazardous building conditions, and other facility emergencies
Coordinate emergency vendors and provide timely communication to the Property Management team
Make sound decisions in the field to protect life safety, minimize property damage, and restore operations as quickly as possible
Remain available and responsive during emergency situations outside normal business hours
Safety & Compliance Perform all work in accordance with OSHA regulations, company safety policies, client requirements, and applicable local, state, and federal regulations
Identify and report unsafe conditions, code deficiencies, and life safety concerns
Assist with annual life safety inspections, fire protection inspections, insurance inspections, and regulatory compliance inspections
Attend required safety meetings and participate in ongoing technical and professional development training
Maintain a safe work environment and demonstrate safe work practices at all times Travel Responsibilities Travel daily between assigned industrial warehouse properties utilizing a company-provided vehicle
Maintain the company vehicle in a clean, safe, and professional condition
Efficiently manage daily travel routes while responding to changing priorities and emergency service requests
Support neighboring properties and regional teams during emergencies, staffing shortages, weather events, property transitions, and special projects as business needs require
Qualifications High School Diploma or GED required
Minimum of 2-4 years of commercial or industrial building maintenance experience
Experience supporting industrial warehouse, logistics, manufacturing, or commercial real estate portfolios strongly preferred
Strong mechanical aptitude, troubleshooting ability, communication, customer service, and organizational skills
Experience utilizing CMMS systems, Building Management Systems (BMS), mobile inspection software, and digital work order management platforms preferred
Proficiency with Microsoft Outlook, Teams, Excel, Word, smartphones, and tablets
Ability to work independently while supporting multiple Property Managers across numerous properties
Valid driver's license with an acceptable driving record and ability to qualify under the company vehicle policy Physical Requirements Frequently stand, walk, bend, kneel, crouch, crawl, climb ladders, and reach throughout the workday
Lift and carry up to 75 pounds
Walk large industrial warehouse facilities and exterior sites daily
Work indoors and outdoors in varying weather conditions
Safely operate company vehicles, tools, equipment, smartphones, tablets, and computers
