Job Title: Assistant Property Maintenance Technician
Reports to: Director of Facilities
Employment Status: Full-time; 12-Month
FLSA Status: Hourly

Essential Functions
The Assistant Property Maintenance Technician (APMT) will be responsible for assistant the Property Maintenance Technician with the maintenance, repair and cleanliness of all assigned apartments and homes, consisting of multiple locations and building types.
Responsibilities
- Perform administrative work each morning (30 minutes) as assigned by the Director of Facilities; The supervisor will provide undistributed computer time.
- Assist in ensuring all service requests and repairs are made currently and promptly using the company’s mobile maintenance app.
- Assist with turnkey operations as required, including scheduling, punching, painting and cleaning within five business days of move-out.
- Assist in maintaining an effective preventative maintenance program.
- Assist in the preparation of assigned location for owners, federal, state and local inspections.
- Assist in inspect grounds, buildings, and common areas for a safe and clean environment.
- Perform other assignments as requested.
Requirement /Skill Level
- High school diploma or equivalent
- One year of property maintenance experience.
- Valid Driver’s License, insured vehicle and the ability to travel (between properties).
- Must obtain EPA certification offered by Universal Companies.
- Certificate in HVAC, building maintenance or relevant field preferred.
- Proven experience as maintenance technician.
- Basic understanding of electrical, hydraulic and other systems.
- Knowledge of general maintenance processes and methods.
- Knowledge of working tools, common appliances and devices
- Good physical condition and strength with willingness to work overtime.
Working Conditions
- Ability to work periodic flexible hours is required.
- Ability to travel by automobile is required.
- Ability to work at property locations within or near transitional neighborhoods.
- Ability to climb stairs, take elevators, bend, squat, and reach overhead, and meet standard mobility and lifting for tasks typically associated with property maintenance.
- Ability to multitask, stay organized, and meet deadlines.
- On-call, after-hour emergency service will be required.
- Hands-on repair and maintenance work constitutes most of the time and duties.
Performance Metrics
- Property inspection results will be consistently excellent
- Work orders and units will be consistently on time
- Preventive maintenance will be done professionally and on time
- Customer satisfaction surveys will be consistently perfect
