Construction Project Manager
The Construction Project Manager is responsible for coordinating construction projects, communicating with clients and subcontractors, and supporting the EngineHouse team in the performance of their work. The CPM must be organized and aware of all aspects of the project and holds primary responsibility for creating and tracking project finances. Project management includes assessing and controlling the project budget and guiding decision-making as the need arises; they are problem-solvers . They are the primary point of contact for our clients and will be involved in projects from the early planning stages all the way through to completion. The CPM will work with EngineHouse's administrative & design team for project planning and scheduling.
The CPM is a high-level management position and works alongside a project's Site Superintendent (who is responsible for the on-site management of people, tasks and quality control). The CPM will also be engaged with the EngineHouse administrative team to coordinate across multiple projects and influence long-term strategic plans. EngineHouse is committed to project success by providing support personnel to assist CPM's, including assistance from the following: The Operations Department, for assistance with documentation, EH systems, and human resources; Director of Construction Services, for building and construction consultation; and the Directors of Architectural Design and Fabrication, for design guidance across a range of materials, systems, and scales.
An ideal candidate for this role will have years of experience in residential construction and renovation, although a candidate with a background in architectural design, commercial or large scale construction will be considered for this position. They must be a strong and clear communicator across phone, email, Slack, and text modes, and they must be able to read and understand architectural drawings. The CPM should be able to "speak the language" of construction and be comfortable communicating with many different experts and tradespeople. Experience with budgeting and estimating for construction projects is required for any potential candidate; EngineHouse uses detailed spreadsheets to plan and track projects and proficiency with those tools will be critical.
In summary, the CPM is an experienced leader of EngineHouse construction/renovation projects, skilled in project planning, organized in managing expectations and information, and experienced in working with clients, subcontractors, and other team members.
Compensation: $33-43/hour ($65,000-$89,000 annually) depending on experience and ability
Schedule: 9am-5pm M-F, with the possibility of flexible arrangements to meet project conditions. CPM typically spends 75% of their time in the company's office, and 25% of their time on-site or in the field.

Responsibilities
Preconstruction and Project Start
Performs initial site visits, drafts proposals using EH estimating tools, and contributes to project sales cycle by securing contracts for those proposed projects
Manages client meetings to ensure expectations are clear and decision making can proceed in a logical sequence that is based on realistic timelines
Coordinates with architect/designer to develop plans, details, and material selections, if required
Defines subcontractor scopes of work for estimating and compiles multiple bids to flesh out project budgets
Develops subcontractor and EH staffing plans and project schedules
Refines project budget to meet client goals and prepares construction contract for execution
Client Management
Primary point of contact for client communications, ensuring project budget/scope/timeline is clearly articulated and expectations are managed
Ensures that decisions are made in a timely manner by communicating options, pricing, and scheduling to client and project team. Management of in-house design team or other architect/designer may also be required.
Where clients are responsible for providing material or scopes of work, CPM manages client deliverables
Prepares and reviews invoices with clients, taking time to explain or explore questions, comments, or feedback
Construction Management
The primary objective for CPM is to maintain project finances with EH spreadsheets.
CPMs are expected to have an intimate knowledge of project finances and ensure that receipts and work hours are accurately captured and invoiced
Controls project scope and issues change orders for additional work items
Awards subcontracts, ensures insurance and other paperwork is in order, ensures subcontractor invoices are paid promptly and accurately
In tandem with Site Superintendent, the CPM's secondary objective is ensuring all necessary materials are ordered and tradespeople are on site when needed/sequenced.
Specialty and long-lead time items (windows, doors, cabinetry, fixtures, etc.) are the specific purview of the CPM.
Verifies materials are acceptable and undamaged; coordinates returns and warranty repairs if required.
Manages and schedules all required permits and inspections
The tertiary responsibility is to ensure that work meets EngineHouse and client-specific quality standards.
Pursues subcontractors and suppliers to remedy quality issues, or coordinates with EH staff members to remedy the issue.
Follows the project through to completion, returning and finding solutions for any deficiencies or warranty repair work during and after substantial completion.
Supports client with any project-related documentation or product spec sheets, system-startups or maintenance requests/specifications for long-term client satisfaction
In tandem with Site Superintendent, the CPM is also responsible for managing personnel on a project, mediating conflict and notifying EH management of safety or other issues.
Company Management
CPMs are members of the EH administrative team, taking part in weekly meetings to ensure the company meets financial goals and steering the company in a positive direction
CPMs are stewards of their project from start to finish and will be responsible for reporting on project progress, financial performance, risk, etc. to the administrative team
Takes part in mandatory company meetings & committees, including but not limited to: recruiting personnel and hiring decisions, marketing and advertising, safety committee meetings
Requirements
Strong written and practical communication skills, document organization, efficient time management, and multitasking skills; CPMs are expected to manage multiple projects simultaneously
Effective leadership and interpersonal abilities, geared towards problem-solving issues or situations as they arise.
Ability to adapt to the environment and personnel at hand
5+ years of experience in residential renovation/construction (bachelor's degree or associates degree or technical certificate in Architecture, Construction Management, or related field is a plus) with a consistent track record of project success
Ability to read and interpret architectural drawings (hand sketching ability is expected)
Solid grasp of conventional and historical construction methods and building codes, with the ability to research or explore alternative approaches or options when necessary
Facility with Google Workspace software, especially in maintenance and development of spreadsheets for tracking project budgets and schedules
Facility with AutoCAD, SketchUp, or other CAD software is highly valuable but not strictly required
High aptitude to learn new programs, practices, procedures or construction methods; the ability to reason and find solutions to problems outside of conventional wisdom
