Work Location: 5 days in-office (on-site) at the onset, with a strong likelihood of transitioning to a hybrid schedule as the pilot progresses.
- Any team member in good standing, from any region (field or corporate), is encouraged to apply. It is not a preference or requirement to be located at one of the pilot properties.
- This role is largely computer- and administrative-focused and is best suited for someone who enjoys independent work, established processes, and detail-oriented tasks.
- The ideal candidate will be comfortable spending much of the day working within systems, managing repetitive but important responsibilities, and staying highly organized to ensure accuracy and consistency.
The Resident Support Coordinator is responsible for remotely processing all aspects of rental applications, lease renewals, and deposit accounting for a designated portfolio of properties. This includes verifying applicant information such as income, employment, and rental history, assisting applicants with the online application system, sending and tracking renewal offers, answering resident questions about renewals, completing deposit accounting, and generating lease documents in Bluemoon. The Centralized Operations Generalist ensures accuracy, compliance with Fair Housing and company policies, and timely processing to support occupancy, compliance, and retention goals.
Essential Job Functions
- Reviews, processes, and verifies rental applications, including income verification, employment history, and rental history (where applicable).
- Facilitates requests for reasonable accommodations and modifications for applicants, ensuring compliance with Fair Housing, ADA, and applicable state and federal regulations.
- Processes corporate rental applications for businesses leasing residential units, ensuring proper documentation, verification, and coordination with onsite teams as required.
- Manages and processes waitlisted applicants, ensuring accurate tracking, timely communication, and compliance with property-specific waitlist policies and regulatory requirements.
- Communicates with applicants, employers, and landlords to complete verifications and resolve discrepancies.
- Provides applicant support for online application systems, troubleshooting technical or process-related issues.
- Generates and prepares lease documentation in Bluemoon for approved move-ins.
- Ensures timely and accurate data entry into Yardi, CRM, or related property management software.
- Coordinates with onsite leasing teams to finalize approvals, denials, or conditional approvals.
- Prepares written communication to applicants regarding application status and lease requirements.
- Processes denied and cancelled application paperwork, including preparing and issuing refunds when applicable, uploading all documentation into Yardi, and notifying the applicant in writing.

- Processes and manages waitlist applications, ensuring timely updates and coordination with onsite teams where waitlists are accepted.
- Generates renewal offers to residents. Responds to resident inquiries on renewal terms, rates or lease options. Draft and executes renewal leases in Bluemoon and Yardi.
- Completes deposit accounting for designated properties, ensuring accuracy, compliance with state regulations, and timely submittal.
- Maintains compliance with Fair Housing, ADA, FCRA, and company policies in all applicant interactions and decisions.
- Tracks and reports on application processing metrics (volume, approval rates, denials, cancellations, turnaround time).
- Assists with renewals and compliance checks as needed.
- Participates in cross-training to support leasing and administrative functions during peak periods.
Knowledge, Skills, and Abilities
- Minimum of two years’ experience in leasing, property management, or application processing required.
- Must either have or, upon hire, obtain and maintain a Property Manager license in the applicable state, as required.
- Demonstrated ability to perform financial and employment verifications.
- Strong customer service and problem-solving skills, with the ability to assist applicants in navigating online systems.
- Demonstrated ability to accurately process Statements of Deposit Accounting
- Strong attention to detail with the ability to accurately process lease agreements
- Ability to work independently in a remote environment while maintaining productivity and accountability.
- High attention to detail, organizational skills, and the ability to meet strict deadlines.
- Superior written and verbal communication skills.
- Proficiency in Microsoft Office Suite; Yardi, Bluemoon, and CRM experience preferred.
- Experience with EliseAI preferred.
- High School Diploma or equivalent required.
- 4-BA/BS degree in Business, Real Estate, or related field preferred.
- CRM/Yardi Experience preferred
