Overview:
As the Maintenance Manager at Main Street Management, you will be responsible for overseeing the maintenance operations of our properties. You will play a key role in ensuring the overall upkeep and functionality of our properties, providing a safe and pleasant environment for residents and visitors. This position requires strong leadership skills, technical expertise, and exceptional organizational abilities.
Supervision and Coordination:
- Manage and supervise a team of maintenance technicians.
- Coordinate daily maintenance activities, including work orders, repairs, and preventive maintenance tasks.
Property Inspections:
- Conduct regular inspections of properties to identify maintenance needs and ensure compliance with safety and quality standards.
- Address any issues promptly and efficiently.
- Ensure proper inspection process procedures and communication between tenants and MSM during yearly inspections (both assistance and township for individual units and whole buildings)
Inventory Management:
- Manage inventory levels of maintenance supplies and equipment
- Order supplies as needed and ensure adequate stock levels are maintained
- Monitor expenses related to maintenance supplies and identify cost-saving opportunities
Tenant Interaction:
- Provide assistance to tenants regarding maintenance requests and inquiries.
- Ensure timely and satisfactory resolution of maintenance issues to enhance tenant satisfaction.
- Work with Property Management to ensure that tenants are informed of any maintenance activities that may affect them.
Turnovers:
- Coordinate turnover processes for vacant units, including repairs, cleaning, and preparation for new tenants.
- Ensure timely turnovers to minimize vacancy periods and maximize rental income.
Budgeting and Resource Management:
- Assist in developing and managing maintenance budgets.
- Optimize resource allocation and procurement to achieve cost-effective maintenance solutions.
Vendor Management:
- Collaborate with external vendors and contractors for specialized maintenance services.
- Monitor vendor performance and ensure adherence to service agreements and quality standards.
Compliance and Safety:
- Ensure compliance with all relevant regulations, codes, and safety standards. •
- Implement and enforce safety protocols to maintain a secure environment for residents, staff, and visitors.
Training and Development:
- Provide training and guidance to maintenance technicians on procedures, safety practices, and technical skills.
- Foster a culture of continuous learning and professional development within the maintenance team.
Requirements:
- A self-starter with proven experience in property maintenance management or a similar role.
- Ownership mentality with strong leadership abilities and excellent interpersonal and communication skills.
- Proficiency in maintenance software and computerized maintenance management systems (CMMS).
- In-depth knowledge of building systems, equipment, and maintenance best practices.
- Ability to prioritize tasks, manages time effectively, and works well under pressure.
- Familiarity with relevant regulations and safety standards.
- Valid driver's license and reliable transportation.
