Toll Brothers , America's Luxury Home Builder, seeks an Infrastructure Project Manager to join our team at our Corporate office located in Fort Washington, Pennsylvania.

What is the opportunity?

This position is hybrid with 3 days required on-site.

The role of the Infrastructure Project Manager is to plan, execute, and manage infrastructure projects and provide resource management, demand management, and capacity planning for the IT Infrastructure team. This includes acquiring resources and coordinating the efforts of team members, managed services providers, third-party contractors, and consultants to deliver projects according to plan and budget. The Infrastructure Project Manager is responsible for IT Demand Management in partnership with IT Infrastructure leaders, stakeholders and sponsors, utilizing expertise and experience with technology solutioning. Lead the project framework for implementing change by executing on project strategic objectives and deliverables while building and maintaining transparent communications, a healthy project culture and a continuous improvement mindset. This role is responsible for monitoring and controlling project scope, costs, and schedule; overseeing quality control throughout the project life cycle; the role includes the ability to manage several initiatives or workstreams concurrently. The Infrastructure Project Manager also determines project delivery or “roll out” strategy and change management approach in partnership with implementation partner, communications leadership, business technical subject matter experts and others to ensure a seamless delivery and transition to steady state.

What are the primary responsibilities?

  • Manage infrastructure projects and IT demands to drive continuous improvement and availability of Toll Brothers enterprise infrastructure, enterprise applications, and associated services.
  • Responsible for the project management of infrastructure projects or workstreams. Includes: deliverables and management of major project milestones. Management of the tasks, activities, budget and resources during lifecycle of the project: Initiating, planning, executing, closing and KPI reporting.
  • Effectively negotiate changes in project scope with discernment, actively surface risks and devise contingency plans. Identify gaps, analyze project dependencies, use critical path analysis to maintain focus on delivering value within agreed upon parameters.
  • Responsible for estimating level of effort and costs of projects and defining a project budget and timeline that includes kick off through closing; re-forecasting timelines and estimates as needed throughout the project seeking approval for change orders, change in costs and changes in resource needs.
  • Maintains a strategic view over the project objectives and deliverables. Identify and manage project dependencies and critical path. Provides status reporting to senior leadership; create relationships and pro-active communication with all stakeholders including senior leadership, IT Infrastructure Leadership Team, and PMO leadership.
  • Develop and deliver progress reports, proposals, requirements documentation, and presentations.
  • Define project success criteria with stakeholders and sponsors; reinforce drive to meet success criteria with all involved parties throughout project life cycle.
  • Develop full-scale project plans and associated communications documents. Lead IT demand management project planning with infrastructure team members. Effectively communicate project expectations to team members and stakeholders in a timely and clear fashion. Partner with Toll Communications leadership in planning and executing communications for projects that have broad impact or are company-wide and are assessed by the Infrastructure Project Manager and team as having a significant change impact.
  • Monitor IT demand intake and work with stakeholders to schedule and plan task execution.
  • Work closely with the Director of IT Infrastructure to prioritize open IT demands and projects and provide regular input on resource planning, capacity management, and project timelines.
  • Responsible for Resource Management and Demand Management in the IT Infrastructure team
  • Define project scope, goals, and deliverables that support business goals in collaboration with senior management and stakeholders. Set and continually manage project expectations with team members and other stakeholders.
  • Identify and resolve issues and conflicts for the project. Resolves issues that impact the project in a timely, effective manner.
  • Conduct project retrospectives and create recommendations report in order to identify successful and unsuccessful project elements.
  • Assist in development of process improvement and ensure best practices and tools for project execution and management.
  • Partner with the IT Infrastructure Leadership Team to manage and prioritize a portfolio of IT demands and infrastructure projects.
  • Represent IT Infrastructure team in PMO team meetings and drive infrastructure priorities to negotiate resources
  • Drive projects using applicable project management methodology; includes agile, scrum, waterfall and hybrid approaches.
  • Contribute and drive improvements in PPM and IT Service Management platform integrations
  • All other duties as assigned

  • Provide effective feedback, throughout the performance management cycle, to ensure optimum performance.
  • Mentor individuals, possibly within other parts of the organization.
  • Allocate project resources to effectively support project initiatives.
  • Use key performance indicators (KPIs) to monitor and challenge performance and identify opportunities for continuous improvement.

  • Essential:
    • Bachelor's degree or equivalent training and/or work experience
    • 10+ years of experience managing and leading IT projects
    • Strong experience as a IT Project Manager of medium to large complex technology projects
    • Strong technical acumen and background with the ability to articulate technical concepts
    • Strong collaboration, influencing, and listening skills
    • Ability to organize high volumes of work and balance multiple projects
    • Experience working both independently and, in a team within a program; ability to create a team oriented, collaborative environment
    • Can conform to shifting priorities, demands, and timelines through analytical and problem-solving capabilities. Reacts to project adjustments and alterations promptly and efficiently.
    • Strong interpersonal skills. Persuasive, encouraging, and motivating. Ability to defuse tension, should it arise. Customer focused and provide excellent customer service.
    • Ability to elicit cooperation from a wide variety of sources, including upper management, clients, and other departments.
    • Strong written and oral communication skills.
    • Must be able to learn, understand, and apply new technologies.
    • Ability to effectively prioritize and execute tasks in a high-pressure environment and drive solutions.
