Job Summary:
The Estimator/Project Manager is responsible for preparing detailed construction estimates, coordinating preconstruction activities, and managing projects from award through completion. This role works closely with internal teams, clients and vendors to deliver projects on time, within budget, and in alignment with Kinsley Properties' standards.
Essential Duties and Responsibilities:
Estimating
- Prepare detailed cost estimates, takeoffs and scopes of work
- Analyze drawings, specifications, codes and site conditions
- Solicit and evaluate subcontractor bids
- Support lease pricing and client proposals
- Maintain cost data, vendor relationships and estimating tools
Preconstruction Coordination
- Lead bid processes, pre-job meetings and project set-up
- Secure permits and assemble project documentation
- Develop contracts, subcontracts and purchase orders
- Coordinate with internal departments (legal, leasing, accounting)
Project Management
- Manage schedules, budgets and project execution
- Coordinate field teams, subcontractors and inspections
- Lead project meetings and track progress
- Oversee change orders, closeout and final documentation
- Ensure safety compliance and quality standards
Communication
- Serve as primary point of contact for clients and stakeholders
- Collaborate across departments and with field staff
- Maintain strong vendor and subcontractor relationships
- Uphold Kinsley Properties' mission, vision and values
- Take ownership of additional job duties and projects assigned by the Kinsley Properties management team
Qualifications:
- Bachelor's degree or equivalent experience
- Experience in construction estimating and project management
- Strong knowledge of construction methods, drawings and codes
- Excellent communication, organization and problem-solving skills
- Proficiency in Microsoft Office and construction software
- Valid driver's license
Work Environment:
- Based in York PA; standard hours Monday through Friday, 7:00AM to 4:00PM
- Combination of office and field work
- Physical activity required, including lifting up to 50lbs. and navigating job sites
