And more! About the role The AVP AMRE is responsible for managing, monitoring, and reporting the financial health of Balfour Beatty Investments Real Estate projects. AVP AMRE will also be responsible for strategic review and financial optimization of the portfolio (refinancings, recapitalizations, restructures etc.). What you'll be doing Monitor performance against business plans through proactive analysis, budgeting and forecasting. Monitor the financial performance of each asset against established goals and approved budgets. Identify trends and make recommendations to maximize financial performance. Collaborate with property management teams to ensure efficient and effective day-to-day operations, maintenance, and tenant satisfaction. Monitor performance of major capital projects against business plans Monitor compliance with legal document covenants. Coordinate with Property Management to ensure that any local regulations/inspections are adequately managed. Construct and implement strategies to attract and retain community residents in partnership with Property Management while balancing long-term needs and performance of assets. Conduct regular property inspection to assess maintenance and operational and provide recommended actions, as needed, based upon the budgets and property priorities and needs. Provide regular updates on asset performance and strategy. Leverage technology and data analytics to enhance asset management processes, decision-making, and reporting. Remain informed on local and national market trends, competitor activities, and economic indicators to make informed decisions and capitalize on opportunities in the real estate market. Updateand present quarterly and semi-annual project performance reports including operational, development and financial status. Update underlying financial models with current market trends and budgets. Evaluate return on investment metrics and performance against original business plan. Identify opportunities to optimize asset performance Review weekly operational metrics and collaborate with Partners and Property Management tooptimize asset performance Review monthly financial statements and owner distribution waterfalls. Collaborate with Accounting and Property Management to understand trends and variances Provide insight into leasing and management trends for future underwriting Participate in strategic investment planning process internally and with equity partners Assist in providing rent and expense benchmarks for underwriting new assets Typical Physical Demands: Regularly uses hands to manipulate phones, computer keyboard and similar tools. Ability to view computer screens, mobile devices, and other electronic equipment, for extended periods of time. Sit and stand to perform administrative work. Regularly lift and move office supplies up to 20 lbs. Work is performed in an office environment. Employee must travel throughout the company footprint as required. Who we're looking for Bachelor's degree in Finance, Real Estate, Economics or related field required A minimum of 7 years in asset management/portfolio management, real estate required (multifamily / student housing preferred). Experience with financial analysis, forecasting, and relationship building with key stakeholders required. Strong working knowledge of the role that physical asset condition and improvements play in asset optimization Possession of a valid state issues driver's license and safe driving record are required Understanding of commonly used real estate concepts used within operations and ownership. Ability to manage multiple projects simultaneously. Advanced knowledge of Excel. Understanding of return-on-investment concepts / benchmarks.
