Ryann Reed Design Build is a fast-growing design-build firm specializing in both high-end residential remodeling and expanding commercial work. We're known for our attention to detail, strong client relationships, and a collaborative, high-energy culture. As we scale into commercial projects like franchise build-outs (Club Pilates, Primo Hoagies, Office Fit-outs, Strip center work, etc.), we're looking for a dedicated team member who can take ownership from bid through build.

Role Overview:

We're hiring a

to lead construction projects from pre-construction estimating through execution and close-out. This person will produce accurate bids, manage procurement, and oversee construction - ensuring projects stay on time, on budget, and reflect Ryann Reed's quality standards.

What You'll Do:

• Produce detailed commercial cost estimates (labor, materials, equipment, subcontractors)

• Review construction drawings, specs, and franchise-specific requirements

• Perform material takeoffs

• Solicit and negotiate with subs and vendors

• Lead preconstruction coordination (scope, schedule, permitting)

• Build and manage project schedules and procurement plans

• Monitor and track material deliveries, change orders, and RFIs

• Visit job sites for quality control, safety, and progress reporting

• Maintain budget tracking, issue progress reports, and manage close-out documentation

• Communicate with clients, franchise reps, subcontractors, and internal teams

Qualifications:

• 3-5+ years of combined commercial estimating and project management experience

• Experience in tenant fit-outs, franchise build-outs, or light commercial construction highly preferred

• Strong takeoff, budgeting, and schedule-management skills

• Excellent communication, negotiation, and problem-solving abilities

• Proficiency with construction software (JobTread experience a plus)

• Comfortable working both in the office and on job sites

• Estimate accuracy within

  3%

  of the actual cost

• Ability to produce bids before deadlines with full documentation

• High on-time procurement rate and strong supplier relationships

• Projects delivered on schedule and budget, with quality standards met

• Positive client satisfaction and minimal punch list issues
