Maintenance Worker

PURPOSE OF POSITION:

The primary purpose of this position is to maintain the grounds, facility, and equipment in a safe and efficient manner, in accordance with established procedures and as directed by your supervisor and to assure a successful, viable, maintenance program is maintained at all times. To also provide cost effective and efficient maintenance services for the facility.

 

RESPONSIBILITIES:

1. Receive and follow maintenance schedule/instruction from your supervisor and as outlined in our established maintenance policies and procedures.

2. Perform routine maintenance on grounds, parking areas, driveways, etc., by cutting, trimming, policing, sweeping, etc. as necessary/directed.

3. Follow all established safety procedures and precautions when performing maintenance service.

4. Clean windows and screens as directed.

5. Replace burned out light bulbs, to include: exit lights, overhead lights, fluorescent lights, room call lights, etc., and performs housekeeping duties in high places.

6. Report all incidents/accidents, no matter how minor, to your supervisor immediately.

7. Perform unscheduled maintenance tasks as directed.

8. Report equipment malfunctions or breakdowns to your supervisor as soon as possible.

9. Report all unsafe/hazardous conditions, defective equipment, etc. to your supervisor immediately.

10. Attend and participate in in-service educational classes and on-the-job training programs.

11. Attend and participate in workshops, seminars, etc. as approved.

12. Assure that the facility and its equipment is properly maintained for patient comfort and convenience.

13. Assure that the residents’ rights to fair and equitable treatment, self determination, individuality, privacy, property, and civil rights, including the right to wage a complaint are followed.

14. Assure that work/assignment areas are clean and equipment tools, supplies, etc., are properly stored before leaving such areas on breaks, end of day, etc.

15. Keep your work area(s) free of hazardous conditions, i.e., grease/oil spills, equipment, etc. to assure that all established safety rules/regulations are followed at all times.

16. Follow established policies and procedures concerning infection control when performing maintenance services in isolation areas/rooms.

17. Other related duties as may become necessary or as may be directed by your supervisor, department director, and/or administrator.

18. Perform regularly scheduled maintenance on all equipment including wheelchairs, geri-chairs, and shower or potty chairs.

19. Perform regularly scheduled maintenance on beds, rails, etc.

20. Inspect any incoming resident’s equipment and install same, such as fans, televisions, radios, etc.

21. Assist in the training of new personnel or equipment.

22. Perform routine maintenance and repair on facility and equipment to include: plumbing, plastering, electrical, carpentry, mechanical, etc. as directed in accordance with established procedures.

23. Maintain general plant and facility in food repair, ensuring a safe, clean, and orderly environment.

24. Service heating and cooling units/systems as specified by the manufacturer and in compliance with established policies and procedures.

25. Ensure maintenance supplies have been replenished in work areas as necessary.

26. Ensure that maintenance schedules are followed as outlined for respective shift/area.

27. Be able to perform fire alarm tests and keep valid records of such, as required.

28. Maintain and keep valid records of smoke alarm systems.

29. Read and interpret any and all gauges for plant equipment and notify management of any sudden changes.

30. Must be able to correctly identify needed parts and accessories and order as needed.

 

WORKING CONDITIONS:

1. Works in all areas of the Estate.

2. Sitting, standing, bending, and lifting/moving intermittently during working hours.

3. Subject to frequent interruptions.

4. Willingness to work beyond normal working hours when necessary.

5. Subject to cuts, bruises, falls, burns from equipment, odors, etc.

6. Attend and participate in continuing educational programs.

7. Subject to infectious diseases, substances, contaminated articles, odors, etc. throughout the work day.

8. Subject to reactions from dust, housekeeping and disinfecting solutions, falls, burns from equipments, odors, etc.

9. Communicates with nursing personnel and other department personnel.

 

QUALIFICATIONS:

Education : Must possess, as a minimum, a high school diploma or GED. An approved college or course credits in institutional maintenance is recommended and/or other applicable courses of study or experience. Basic knowledge of plumbing, electric, carpentry, and mechanical HVAC required either in formal or field experience.

Experience : Minimum 3 years experience in similar maintenance position, preferably in a health related facility. Must have basic knowledge of schematics and must posses a valid driver’s license.

 

Specific Requirements:

1. Must be able to use good judgment and make independent decisions when circumstances warrant such action.

2. Must be able to deal tactfully with personnel, residents, visitors, and the general public.

3. Must be willing to work harmoniously with other personnel.

4. Ability to read, write, and speak the English language.

5. Ability to solve problems that arise such as mistakes, costly waste of supplies, misuse of equipment, settling personal grievances, etc.

 

Physical Requirements:

1. Good physical and mental health and demonstrate emotional stability.

2. Must be able to read, write, and speak the English language.

3. Must be able to move intermittently throughout the day.

4. Must possess sight/hearing senses or use prosthetics that will enable these senses to function adequately so that the requirements of this position can be fully met.

5. Must be able to cope with the mental and emotional stress of this position.

6. Must be able to lift, push, and move supplies and equipment throughout the day.

7. Must function independently, have personal integrity, have flexibility, and the ability to work effectively with other personnel.
