Maintenance Technician
Overview: Maintenance Technicians are responsible for maintaining the physical conditions of properties and grounds and providing strong customer service to tenants.
Responsibilities
· Home maintenance
o Complete work order requests and log completion of work orders in property management software
o Ensure vacant units are ready to re-rent, including repairs, painting and heavy cleaning of kitchen, bathrooms and floors
o Maintain exterior assets including public lighting, gutters and downspouts
o Perform limited exterminating services, when required
· Tenant relations
o Responsible for key control system for developments
o When assigned to be on-call, respond to tenant calls after hours and on weekends.
o Attend tenant evictions and change locks in order to rent the unit to a new family
· Office and property maintenance
o Ensure mechanical rooms, storage areas, and maintenance shops have needed equipment and supplies and are kept clean, safe, and orderly
o Regularly clean offices and common areas
· Maintenance of grounds and common spaces
o Prepare for scheduled rubbish removal, and clean, as needed, after rubbish removal.
o Walk developments daily to insure optimal curb appeal.
o Weed, mow and water landscaped areas. Remove snow, when needed
Qualifications
· High school education or GED.
· One year of prior maintenance experience
· Personable, flexible and dependable with the ability to work independently and interact with a wide range of people
· Comfort using software applications
· Commitment to safety and security
· Valid driver’s license, and access to a car with automobile insurance
Working Conditions
This is a full-time, in-person position based in Philadelphia. Work hours are Monday to Friday, 9:00 am to 5:00 pm, along with occasional weekend and evening work.
This position is eligible for overtime
Requires mobility and lifting for tasks typically associated with property maintenance, including climbing stairs, bending and reaching overhead, and carrying heavy objects
