Maintenance Technician

Job Responsibilities for Maintenance Technicians at AVE:

  • Follow AVE standard operating processes and procedures
  • Perform various maintenance functions including but not limited to: painting, caulking, HVAC repairs, lock repairs, window/door repairs, electrical repairs, appliance repairs, preventative maintenance, and changing light bulbs, filters, batteries, etc.
  • Complete suite make-readies utilizing AVE Maintenance Technician checklist in a timely fashion. This includes but not limited to painting, caulking, carpet shampooing carpet, furniture placement, cord coordination, etc.
  • Service Requests - complete residents service requests in within 24-hour period
  • Assist with the organization and cleanliness of maintenance shop, remove garbage daily
  • Inventory Control - communicate to Maintenance Manager when supplies are needed
  • Trash removal
  • Maintain, clean and organize garbage enclosures, dumpsters and/or garage compacter rooms, including deodorizing and power washing as needed or directed by Maintenance Manager
  • Maintenance Coverage after hours - Maintenance Technicians schedule/execute on call rotation among maintenance team members to ensure someone is always available to handle service requests outside of normal business hours
  • Community Emergencies - Maintenance Technicians are responsible for emergencies that may arise outside of normal business hours. e. flood, fire, power loss, etc.
  • Snow Removal - responsible for ensuring community is always clear and accessible during snow falls

Job Requirements for Maintenance Technicians at AVE:

  • Minimum of two to three years of maintenance, construction, or related experience, i.e. plumbing, electric, carpentry, appliance repairs, etc.
  • HVAC certified is a plus (we will sponsor certification if not already certified)
  • Communicates all necessary maintenance related issues to the Maintenance Manager on a daily basis
  • Approaches daily responsibilities with a positive attitude
  • Maintains communication with all AVE Team members and management regarding the completion of daily services and any additional assistance required to carry out duties and responsibilities
  • Treat all guests with courtesy, respond to guests needs in a timely manner, document requests when needed and report to Maintenance Manager
  • Understands the importance of brand standards and has mindset to exceed expectation
  • Consistently maintains a professional, courteous attitude when dealing with coworkers at all times
  • Team player mentality
  • Lift up to 50 lbs., bending, stretching
  • Exposure to chemicals
  • Standing and walking for long periods of time
  • May push loaded carts on carpeted surface
  • Must have reliable source of transportation for required on-call rotation and community emergencies that may occur outside of normal business hours

Must be available to work the required full-time schedule of Monday through Friday 8:00am to 4:30pm with on-call rotation.

Compensation

  • $23+/hour

Individual compensation decisions will vary as the hourly base compensation range provided is approximate and determined by a variety of factors including but not limited to experience, qualifications, education, and geographic location. AVE also offers additional bonus potential paid out on a monthly and/or quarterly basis (dependent upon the position), which is not included in the base compensation range listed above.
