Director of Elite Buys Homes (York)

In support of ELITEs mission, vision, and values, the Director of Elite Buys Homes (EBH) oversees and coordinates the activities of the Elites home rehabilitation and renovation division. A paramount function is to serve as the operational leader for the entire EBH investment lifecycle, specifically by implementing and enforcing best-in-class Project Management discipline. This ensures the division consistently achieves or exceeds the core targets for operational velocity and rigorous adherence to project budgets. This position is responsible for hiring, supervising, and developing personnel, managing the divisions budgets, and driving world-class performance for both profitability and customer satisfaction. Requirements:

Essential Duties and Responsibilities

Operational Velocity & Portfolio Management: Leads the EBH division, managing the entire acquisition-to-sale portfolio to ensure the average 4-month cycle-time target is met, thereby supporting assigned annual goals.

Budgeting and Earned Value Management (EVM): Plans, manages, and rigorously controls divisional and individual project budgets. Implements a system for continuous cost control and forecasting, ensuring all projects maintain the set minimum ROI through proactive variance management.

Strategically drive business growth by maximizing acquisition and sales opportunities within existing operational territories while simultaneously identifying, evaluating, and launching profitable expansion into new geographical markets.

Accountability and Quality Gates: Performs regular project audits and holds construction employees and independent contractors (GCs/trades) strictly accountable for adhering to the defined scope, schedule, and quality standards (aligned with Residential Construction).

Leads the division in the execution of coordinated strategic plans, ensuring that the division meets or exceeds targets for all key performance indicators.

Collaborates with executive leadership and IT to integrate project management systems with financial reporting, ensuring real-time performance data is available for monthly Division reviews and Goal Deployment (X-Matrix) reviews.

Plans and manages divisional budgets to meet/exceed targets for profitability and customer satisfaction.

Effectively recruits, develops, and oversees employees and independent contractors.
