General Maintenance Technician

General Maintenance Technician - Philadelphia - Multifamily - $25-30/hr
Our client, a well known multi-family property management group, is seeking a skilled and reliable General Maintenance Technician to join their team.
Job Summary
In this role, you will be responsible for maintaining the physical integrity of our clients multi-family residential community. Your daily focus will be on completing resident service requests, preparing vacant apartments for new move-ins ("turns"), and executing preventative maintenance programs to ensure a safe, clean, and welcoming environment for their residents.
Core Responsibilities
Resident Service Requests: Promptly diagnose and resolve day-to-day maintenance issues submitted by residents, including basic plumbing (fixing leaks, clearing drains), minor electrical (replacing fixtures, switches, and outlets), and appliance troubleshooting.
Apartment Turns: Efficiently prepare vacant units for new residents. This includes drywall patching and painting, lock changes, repairing cabinetry, replacing blinds, and ensuring all mechanical systems and appliances are in excellent working order.
Preventative Maintenance: Perform routine maintenance on community infrastructure, including HVAC filter replacements, checking exterior lighting, testing smoke/CO detectors, and inspecting building envelopes.
Grounds & Curb Appeal: Assist in maintaining the overall cleanliness and safety of the property, including policing grounds for debris, minor landscaping touch-ups, and seasonal snow/ice removal from walkways.
Emergency On-Call Rotation: Participate in an after-hours emergency on-call rotation to handle urgent maintenance requests (e.g., active floods, total power loss, lack of heat/AC in extreme weather).
Inventory & Documentation: Keep maintenance shops organized and track inventory logs. Accurately document completed work orders within the property management software platform.
Qualifications & Skills
Experience: 2+ years of hands-on experience in residential property maintenance, commercial maintenance, or a related construction trade (multi-family experience is highly preferred).
Technical Knowledge: Strong working knowledge of general plumbing, electrical, carpentry, appliance repair, and painting.
Certifications (Preferred but not required):
EPA Type II or Universal certification for handling refrigerants.
CPO (Certified Pool Operator) certification.
Communication: Strong customer service skills with the ability to communicate professionally and empathetically with residents, team members, and vendors.
Physical Requirements: Ability to lift up to 50 lbs regularly, climb ladders, work in tight spaces, and stand or walk for extended periods.
Logistics: Valid driver’s license and reliable personal transportation required for on-call shifts and moving across the property.
