Position:

Our Service and Warranty Technician is responsible for supporting our luxury custom home building, remodeling, and homeowner services divisions. This hands-on role is responsible for completing warranty requests, maintenance services, punch list items, and residential repair projects while delivering exceptional customer service.

The ideal candidate is a skilled trades professional who takes pride in quality craftsmanship, communicates effectively with homeowners, and enjoys working on a variety of residential construction and maintenance projects. This position offers the opportunity to work on high-end custom homes and play a key role in maintaining the quality and reputation that Cullen Construction is known for.

Primary Responsibilities:

1. Perform residential maintenance, repair, and light construction work across luxury custom homes, remodeling projects, and homeowner service requests.
2. Complete punch list items and finish work as projects near completion, ensuring homes meet Cullen Construction’s high standards for quality and move-in readiness.
3. Respond to warranty and service requests in a timely, professional, and customer-focused manner, delivering a high-touch homeowner experience.
4. Maintain accurate records of service calls, repairs performed, materials used, project updates, and progress photos.
5. Collaborate with project managers, team members, and subcontractors to coordinate work and ensure projects are completed efficiently and correctly.
6. Communicate proactively with homeowners regarding project schedules, service appointments, work progress, and upcoming activities.
7. Ensure all work is performed in compliance with company quality standards, local building codes, and safety requirements.
8. Maintain company tools, equipment, and vehicles in a clean, organized, and operational condition.
9. Assist project teams with additional service, maintenance, and construction-related tasks to support successful project delivery and customer satisfaction.
   

Knowledge, Skills, and Abilities:

1. Working knowledge of residential construction and general trades, including basic carpentry, plumbing, electrical, and HVAC systems.
2. Ability to diagnose issues, recommend appropriate solutions, and coordinate with licensed trade professionals when specialized work is required.
3. Understanding of residential construction methods, building systems, maintenance practices, and warranty service processes.
4. Strong communication and customer service skills with the ability to build positive relationships with homeowners, subcontractors, and team members.
5. Detail-oriented with strong troubleshooting, problem-solving, and critical-thinking abilities.
6. Ability to work independently, manage multiple priorities, and adapt to changing project needs in a fast-paced environment.
7. Comfortable using tablets, mobile devices, and technology for field documentation, communication, and project tracking.
8. Proficiency with Microsoft Office applications, including Outlook, Word, and Excel; experience with construction management software such as Buildertrend is preferred.
9. Self-motivated with a proactive, solution-oriented mindset and the ability to make sound decisions in the field.
   

Experience Requirements:

1. Minimum of 3 years of residential construction, handyman, or maintenance experience required.
2. High school diploma or equivalent required.
3. Associate degree, trade school certificate, or apprenticeship preferred.
4. Knowledge of Pennsylvania building codes and residential construction standards preferred.
