Corporate Real Estate Portfolio Manager
Our Water Technologies Division has an excellent opportunity in the Corporate Real Estate Group (CRE)! As our CRE Lease Admin & Transaction Leader, you'll have the opportunity to leverage your expertise to support development of our property database, enhance our tools regarding lease administration, project manage transactions, oversee lease accounting services and site dispositioning. This role is unique because you'll work closely with regional leadership while operating independently with the ability to focus your talents on the regions you determine to be most impactful to the business.
As the CRE expert, you'll play an integral role with the Real Estate team in a global, matrixed organization with operations in over 60 countries. Key Responsibilities:
Manage approval process and data integrity relevant to transactions using online transaction tracking and database technology tool(s)
Support management of real estate service providers: Landlords, Brokers, EHS, Legal Liaisons, etc. Follow up with approved transactions.
Provide Lease administration and Project Management services for buildings. knowledge of industrial sites including manufacturing, labs and warehouses is a plus
Understanding commercial leasing; operational and triple net lease transaction projects to ensure timely completion
Execute on abstraction of leases and lease related documents into the real estate tool
Special projects as assigned include site disposition, workspace planning and office design
Ability to partner with Legal department to conduct a lease negotiation for complicated commercial contracts
Core Requirements and Must Haves
8+ years of prior commercial or industrial property lease transaction management or portfolio management or related experience with commercial properties
Expert in property lease administration tool modules and database maintaining - i.e Sequentra or other equivalent tool.
Proven records of contract negotiations experience preferably by working with property legal counsel and Environmental Health and Safety lawyers and agencies
Qualifications:
Bachelor's Degree in finance, real estate, accounting, engineering or related field
Other Useful Skills & Abilities:
Lease database management experience, preferably in Sequentra or any other lease tool. Experience in Tableau is a plus!
Project management experience, organized, self-directed, with ability to work across functions and regions.
Good understanding of real estate fundamentals, financing principles, and capital structures. Experience in workspace planning, Office fit out, Contracts or Lease review experience is ideal.
Ability to partner with A&D firm to translate office requirement appropriate workspace office space
Experience with sale, sale and leaseback and dispositioning industrial properties is a plus
IT and Database management, Real Estate finance, business accounting is a plus!
