Job Summary / Basic Function
The Facilities Operations Supervisors is a supervisory position within the Facilities Department who will work individually, or effectively participate as a leader or a team player in a team-oriented environment. Facilities Operations Supervisor will exercise independent judgment and decision making in assigning duties, methods and practices used. This position will report directly to the Director of Facilities. The employee in this position will read construction drawings and specifications for new construction, renovation projects and maintenance jobs and make sketches or plans for maintenance projects and building modifications. The employee in this position will also have an understanding of standard practices, processes, equipment, tools, and materials involved in multi skilled trades including HV AC, electrical, plumbing, carpentry, painting and general maintenance including estimating time and materials required for maintenance; meet expected objectives for quality, quantity, customer service and timeliness of assigned work; plan, organize and control maintenance resources to meet needs on a timely and cost effective basis with minimum supervision; and respond to emergency requests for maintenance service including off shift hours and weekends.
ESSENTIAL DUTIES :
This position is considered an essential personnel position.
Supervise and Schedule: 40%
Supervise and Assign work to various skilled tradesman and Maintenance repairmen performing building maintenance and repair work, while developing and maintaining work schedules to meet the required workload including employee leave and overtime. This is to include Preventative and Reactive Maintenance. And the use of the CMMS system as an Administrator.
Evaluation/Provide Training: 10%
Complete Performance Evaluations and addressing issues with subordinates. Inspecting employees work, in progress/completed communicating expectations with employees. Provide training and guidance on the proper methods, techniques and safety precautions to be observed by subordinate staff.
Inspection of Buildings and Projects: 10%
Make inspections of buildings and review projects determine cost of repair and maintenance needed. This can include work being done in house and by outside agencies.
Research/Purchase/Record: 20%
Research and purchase materials needed to make repairs and complete projects. Keep record of material costs, products used, and labor ensuring that all of these are within budget.
Respond to Emergency: 10%
This is to include during work hours, off shift hours, and weekends.
Problem Resolution: 10%
Participate in the resolution of complaints and grievances. Recommend effective resolutions. Resolve conflicts among peers and subordinates. Seek the help of supporting departments when needed.
Required Skills, Knowledge & Abilities
Minimum of Education / TrainingRequired Education Summary
- Two years of experience at the journey level divided among a minimum two of the building, electrical, or mechanical trades or landscaping; and such training as may have been gained through graduation from high school or vocational school; or any equivalent combination of experience and training.
- Strong verbal and written interpersonal, organizational and communication skills.
Preferred Qualifications
- Associates Degree or technical/vocational school degree plus 5 years of experience supervising maintenance/construction work crews (or equivalent) in a field related to building maintenance or construction; experience related to maintenance in a higher education environment, job cost estimation and budget planning participation and use of a computerized maintenance management system.
- General knowledge of health and safety regulations and building codes; work safety programs, hazardous materials protocols, maintenance and construction work process and information flow protocols. Knowledge and experience with MS Office products.
