Commercial Property Manager
Job Summary
The Property Manager is responsible for overseeing and managing the daily operations of an assigned commercial and residential properties within the KDC portfolio of properties. Some essential duties include determining and collecting rent, handling maintenance requests, filling vacant units and establishing property budgets. This role represents the company and the properties KDC manages. A positive attitude, willingness to help tenants and customers and always managing properties in a professional manner.
Essential duties:
- Implement, follow, and enforce any procedures for operations per KDC policies and procedures. Follows Landlord-tenant laws and regulations according to specific state and federal laws.
- Operate the facilities at their highest and best potential. Negotiates and enforces lease agreements; renting all available units to occupancy requirements with suitable tenants, ensure all units are maintained and up to rentable standards. Handle all tenant inquiries or problems in a timely, courteous manner or as requested. Maintenance requests for repairs, renovations, landscaping, and snow removal services are to be resolved quickly to maintain tenant satisfaction.
- Accomplishes financial objectives by collecting rent payments, paying bills, forecasting requirements, preparing an annual budget, scheduling expenditures, and analyzing variances.
- Responsible for delinquent payments and collections activities and eviction notices, as necessary.
- Market vacant properties according to marketing sales plan/ company guidelines.
- Prepare accompanying marketing, operational or other reports as required. Collects, analyzes, and summarizes data and trends.
- Visually inspect the properties regularly, observe and respond promptly to any potential breaches of contract. Note any repairs and/or maintenance concerns that may need addressed. Be thoroughly familiar with emergency procedures dealing with fires, criminal activity, accidents, natural or “man‐made” disasters, etc.
- Accomplishes organization goals by accepting ownership for new and different projects and exploring opportunities to add value to job accomplishments.
Knowledge, Skills, and Abilities
- Guides KDC’s accounting processes including coding of projects and setting up budgeting of operations.
- Customer service and interpersonal skills needed to meet with prospective and current tenants.
- Attention to detail to ensure applications are accurate and tenant issues or questions are adequately addressed.
- Knowledge of accounting principles and processes
- Ability to conduct financial and data analysis.
- Organization and the ability to multitask efficiently.
- Problem-solving to find effective solutions for a variety of potential issues.
- Strong ability to effectively communicate and manage conflict.
- Knowledge of rental contracts and property and anti-discrimination laws
- 5-10 years’ experience in commercial real estate; retail a must; office a plus.
Physical Demands
Travel to properties is required.
Walk up and down stairs and stand for periods of time.
Sit for long periods of time.
Work with computer and screen.
Speak clearly and concisely.
See details of objects that are more than a few feet away.
Job Type: Full-time
Pay: $60,000.00 - $70,000.00 per year
